The Inventory report is a legally binding document that provides accurate and written records of the condition and contents of a property prior to the beginning of a tenancy.

SPM is an independent company which provides documentation for the the quick and easy settlement of any disputes which may occur regarding the condition of the property and its contents at the completion of a tenancy agreement, as we acknowledge the importance and necessity of such records due to the new Tenancy Deposit Scheme and the impending introduction of compulsary landlord registration legislation.

We provide:
  • full written and photographic inventory in relation to the property and its contents
  • detalied records of the condition of all fixtures and fittings
  • the location of utility meters and their condition
  • catologue all items by location
  • copies of all photographic and written evidence will be emailed to the landlord (hard copies can be requested at an additional charge)

Upon the lease beginning we will accompany the tenant around the property, making them aware of the condition of the property and its contents and make an agreement with the tenant or a representive of theirs.  This report will be signed by the tenant/representative and  a member of out team, with any issues or concerns raised noted.  The orginal inventory report will then be ammended and a detailed check in report  produced.

This procedure can help to minimise the occurance of any disputes when the tenancy agreement comes to an end.

This is an inspection of the condition of the property and its contents at an agreed upon date during the tenancy agreement, to ensure that the tenant is adhering to the agreed upon conditions of the tenancy agreement in relation to the safegaurding of the property and the contents within, with the boundaries of fair wear and tear.

Tenants must be present for this inspection.

The property will be re-inspected at this time with the tenant in attendence to ensure that any issues or concerns can be dealt with at the time in reference to the property and its contents condition with the inventory and check in reports available for reference.

Any concerns or changes to the condition of the proprety or contents will be noted at this point with the tenant signing and agreeing to any amendments differing to the inventory and check in reports.

A check out report will then be compiled indentifying any changes taking into consideration fair wear and tear, this report will be compiled in a unbias and professional manner to ensure both parties are treated fairly.

All descripencies will be noted and all charges will be compiled (if any) and will be the responsibility of the tenant.  Costs or percentages are for guidance only, and will be subject to Contractor estimates and retail price lists.

A meter reading will also be taken.
